THE RISE OF THE FLEXIBLE WORKSPACE INDUSTRY

Following  the 2008 "Lehman Brothers Crisis", a new industry has arised - the Flexsible Workspace Industry.

Led by Wework and competing with conventional Landlords, Flex' workspace operators such as industrious, The Office Group, IWG Group and Wework, the industry started offering Occupiers relevant 

offerings based on two fundamentals:

- Short term commitments

- Size doesn't matter
   
In the past 10 years, the Flexible Workspace Industry has become a major player in the Office Sector.
Even more important, Tenants have gained focus like never before.

 It took landlords almost a decade to understand that flex’ workspace is here to stay.
Even during 2019 many landlords didn’t understand the great necessity of having a flex’ workspace component in their buildings. Now, that demand will be driven by occupiers, and occupiers will surge for flex’ solutions and short term commitments -
landlords will have to add flex’ workspace solutions their buildings.
 Landlords that will not adjust and will not address this 2nd disruption - will themselves struggling with Conventional leases.
 
However, the leading flex’ workspace providers such as Wework, Mindspace, Industrious, Spaces
and others are not signing long term leases anymore - they have shifted their business method to management agreements.

 This new method of partnership between landlords and flex’ workspace providers is facing birth pains - Office sector management agreements are relatively new (only a few significant deals were signed so far) and quite complex.
It would be right to say that the market majority (providers and landlords) “suffer” from lack of management agreements knowledge and experience.
